The price your home sells for will be based on the price that comparable homes sold for in the past 90 days. The market determines the value of the property. It's what a buyer is willing to pay.
What the seller wants or needs is of no consequence in the determination of value.
So if you are among those who have been led to believe that your property is worth more just because of the "upgrades" you've done to it, wake up! The market is what it is right now. You can sell your property quickly and easily if your sale price is right! You simply have to come to grips with today's reality and realize that buyers are not stupid and will only pay what the current market dictates.
We encourage our sellers to be competitive and objective. We know what sells and we know what attracts buyers (HINT: It isn't open houses or newspaper advertising!).
